Once a take of is complete for a tile floor and want to use an extension, eg 12X12 tile lay out, why does the lay out extends out of the floor take off parameteres instead of only displaying for the area applied to.

Assuming you're using a Grid extension, that extension shows the layout of all the tiles it will take to cover the area. Some of those tiles will extend outside the area and need to be cut. The "Area" value for the measurement will still reflect the actual area digitized without regard to the tile layout.

You stand correct, the area value still reflects the actual. Most of the time, the lay out is only useful for reference purposes and better visualization. Is there a way to only reflect the lay only for the actual area? Cuts and counts are resolve in the field.

I have created an Extension for you that will do what you want. Download the file from the link below and save it on your desktop and unzip the file. Then, in eTakeoff goto "Options/Import Standards" and select the file you saved on your desktop. Make sure to open all the folders by clicking the Plus (+) to reveal the extension and place a check in the box next to the extension. You can now add that extension to any of your traces. Please let me know how it works for you.

Great staff.
From the Measurement List, once you sorted out your quantities perhaps per bid code description or layers, is it possible to double click at the subtotal quantities and get the same highlited areas as when you do individual items? If I could do it, this will help me out to visually check that I did all my take off items.

That is not a function available in the Pro version of eTakeoff. Our Premier version has an Audit feature. In the Pro version I recommend using Layers to view groups of measurements to confirm your takeoff. Just make sure that you assign a specific layer to all the traces that you want to audit together.

How can I change the pointer (Arrow) to a SMALL cross hair, not to accross the entire drawing. A cross hair is more accurate to line up with the intersections on the plans.

Currently we only support the full crosshairs and the arrow. I'll add a post requesting small crosshair pointers to the enhancements forum.
